A three-wing residential tower at the heart of Rutgers–New Brunswick.

Focused on a central courtyard known as the Yard, this Rutgers University development features student residences and ground-level mixed-use spaces. Architect Elkus Manfredi tailored its design to foster a feeling of community and provide a vibrant street face for the campus.

Island’s suite of pre-tested facade systems allowed for the rapid development of the panelized approach after we were engaged on the project following the completed design development phase. Working through an expedited design-assist process, Island, Simpson Gumpertz & Heger, and Elkus Manfredi developed a megapanel solution that incorporates five varieties of terracotta cladding, floor-to-ceiling punched windows, and custom-formed aluminum rainscreen panels. The fully gasketed panels allowed for rapid installation, eliminating any need to scaffold the enclosure and perform field-sealant work at panel-to-panel joints. The outboard-insulated mineral wool behind the complex rainscreen cladding creates a high-performing assembly designed to combat the warm Northeast summers and brutal winters.

The complete panelized system was procured, manufactured, and staged for delivery at Island’s factory campus prior to installation on-site with a mobile hydraulic crane.
